Tenant Brokers

In this challenging and competitive real estate market, we offer Tenant Brokers the technical tools and knowledge they need to gain an advantage in their marketplace and to better attract and serve their tenant clients. We assist Tenant Brokers with the evaluation of their client’s space needs by preparing an analysis which identifies their immediate and long term requirements. 

Our architects and engineers evaluate each short-listed site to create a comparative analysis between the sites for such issues as space utilization, building code compliance, ADA compliance, LEED certification point potential, as well as mechanical and electrical capacity to meet the Tenant’s needs.

In fact, we teach a free CEU course titled “The Total Test Fit” which reviews these technical A&E issues that real estate brokers need to know to evaluate the initial architectural and engineering needs of their tenant clients.

  • We meet with key representatives of the tenant’s organization to determine their initial and future space needs. If required, new space standards are developed to meet their future space and flexibility needs. We prepare a programming report which document’s the tenant’s space needs and other considerations which will impact the search for appropriate site options. The report is also used by our space planners for the preparation of space plan test fits.
  • We prepare a report analyzing each of the building sites and space plan options. The report covers such issues as space layout efficiencies, compliance with the programming requirements, ADA compliance, building code compliance, as well as the mechanical and electrical systems compliance with the tenant’s needs.
  • The budget impact of each shortlisted site is reviewed in terms of potential costs needed to upgrade building systems or modifications needed to meet building codes.
  • Ability for the shortlisted site to achieve LEED certification can also be assessed based on existing building compliance with Energy Star or LEED-EBOM as well as Landlord compliance with LEED building practices.
